Terms & Conditions

RESERVATIONS
A deposit of £200  is required to confirm a booking. Provisional bookings shall be held for 7 days, and will be confirmed on receipt of the deposit. The rental is due 6 weeks prior to your holiday. Your booking/damage deposit will be returned within 1 week of departure subject to the stated terms and conditions.

ARRIVING AND DEPARTING
We are flexible with our weekly letting, the house will be let for a minimum of 7 nights starting on any mutually agreeable day. Extra nights are charged pro rata. The house will be ready for 15.00 on the day of arrival and we ask that you vacate the house by 10.00 on the day of departure.

CLEANING
The property should be left in the same clean and tidy condition as on arrival. In the unlikely event that the property is left in an inappropriate manner, an additional cleaning surcharge may be incurred. All necessary cleaning products will be supplied. Any damage or breakages should be reported prior to departure in order that these may be rectified for our next guests. In certain circumstances damage and losses may be charged in full.

YOUNG CHILDREN
The garden is not enclosed, therefore we feel that the property is unsuitable for small children.

PETS
We are unable to accommodate pets.

SMOKING
We have a no smoking policy in the house.

VEHICLES/PERSONAL PROPERTY
In Addition to cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects. Vehicles, accessories and contents are left at their owner’s risk. The proprietor shall not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

HOLIDAY PROTECTION
To minimize the cost and inconvenience of cancelled bookings, guests are strongly recommended to take out holiday insurance.

CANCELLATION
If you require to cancel a reservation for any reason we must be notified by telephone or email as soon as possible. In the event of a cancellation, we will make every effort to re-let the property; if we are able to re-let the property, you will be reimbursed the full sum less £25 to cover administration costs. If we are unable to re-let the property, cancellation costs shall be incurred as follows:

  • More than one calendar month before booking commences your deposit shall be forfeited
  • Less than one calendar month before booking commences you will be liable to pay the full cost of the rental (your deposit will be returned).

ADVERSE TRAVEL CONDITIONS
Where there are ferry/flight disruptions due to bad weather or any other reason, we cannot be held responsible for late or non arrival at the property and so no refunds will be provided.
